1. About SqftDreams

SqftDreams is a digital real-estate discovery and engagement platform that connects:

• Property Buyers / Customers
• Builders / Developers
• Real Estate Agents
• Channel Partners
• Internal Admin & Support Teams

SqftDreams facilitates property listings, lead management, inquiries, site visits, documentation workflows, and communication between parties. SqftDreams does not own, develop, or sell properties listed on the Platform.

2. Eligibility & Account Registration

2.1 Eligibility

You must be at least 18 years old and legally capable of entering into contracts to use SqftDreams.

2.2 Account Creation

To access certain features, you must create an account and provide accurate, complete, and up-to-date information.

You are responsible for:

• Maintaining confidentiality of login credentials
• All activities conducted through your account

SqftDreams reserves the right to suspend or terminate accounts providing false or misleading information.

3. User Roles & Responsibilities

3.1 Customers / Buyers

• Use the Platform for personal property discovery and inquiries
• Avoid submitting false, misleading, or duplicate inquiries
• Do not bypass SqftDreams to directly engage builders or agents where restricted by agreements

3.2 Builders / Developers

• Ensure all property information, pricing, approvals, and availability are accurate
• Maintain valid licenses, registrations (e.g., RERA), and approvals
• Comply with local real-estate laws and disclosure requirements

3.3 Agents & Channel Partners

• Act ethically and lawfully when engaging customers
• Do not misrepresent properties, pricing, or affiliations
• Follow platform rules for lead handling and commission eligibility

4. Property Listings & Information Disclaimer

• All property listings, images, pricing, availability, and specifications are provided by Builders, Agents, or authorized partners.
• SqftDreams does not verify ownership, approvals, or legal validity of listings unless explicitly stated.
• Information displayed is for informational purposes only and does not constitute legal, financial, or investment advice.

Users are encouraged to conduct independent due diligence before making decisions.

5. Leads, Inquiries & Communication

• Leads generated through SqftDreams may be shared with Builders, Agents, or Channel Partners based on platform rules.
• SqftDreams may integrate with third-party CRM systems (e.g., HubSpot) for lead management.
• All communications must remain professional and lawful.

SqftDreams reserves the right to monitor or restrict communication to prevent abuse, fraud, or misuse.

6. Fees, Commissions & Payments

• SqftDreams may charge subscription fees, lead fees, or commissions as per separate commercial agreements.
• Payment terms, commission structures, and payout timelines are governed by signed agreements between SqftDreams and partners.
• SqftDreams is not responsible for disputes between Builders, Agents, or Channel Partners regarding commissions unless contractually obligated.

7. Platform Usage Restrictions

You agree not to:

• Use the Platform for unlawful or fraudulent activities
• Scrape, copy, or reverse engineer platform data
• Circumvent platform workflows or lead attribution mechanisms
• Upload malicious code or attempt unauthorized access
• Misuse customer or business data obtained via SqftDreams

Violation may result in suspension, termination, or legal action.

8. Intellectual Property

• All platform software, UI, branding, logos, content, and design elements are the exclusive property of SqftDreams or its licensors.
• You may not copy, reproduce, distribute, or exploit any content without written permission.

User-submitted content (e.g., property images, descriptions) remains owned by the submitter, but you grant SqftDreams a non-exclusive, royalty-free license to use it on the Platform.

9. Data Privacy

Use of SqftDreams is also governed by our Privacy Policy, which explains how we collect, store, and process personal and business data.

By using the Platform, you consent to such data practices.

10. Third-Party Services & Links

SqftDreams may integrate or link to third-party services (e.g., payment gateways, CRMs, analytics tools).

SqftDreams is not responsible for:

• Content or policies of third-party services
• Losses caused by third-party systems

Use of third-party services is at your own risk.

11. Suspension & Termination

SqftDreams may suspend or terminate access without prior notice if:

• These Terms are violated
• Fraud, abuse, or unlawful activity is suspected
• Required compliance or verification is not completed

Termination does not waive accrued rights or obligations.

12. Limitation of Liability

To the maximum extent permitted by law:

• SqftDreams shall not be liable for indirect, incidental, or consequential damages
• SqftDreams does not guarantee property outcomes, deals, pricing accuracy, or transaction success

All services are provided on an "as-is" and "as-available" basis.

13. Indemnification

You agree to indemnify and hold SqftDreams harmless from claims, losses, damages, or legal expenses arising from:

• Your misuse of the Platform
• Violation of these Terms
• False representations or illegal conduct

14. Governing Law & Jurisdiction

These Terms shall be governed by the laws of India, unless otherwise specified in a separate agreement.
